Property Asset Management

At Torrens Facility Management, we know that good asset management providers should do a lot more than simply look after a building. They should also help property owners understand the condition of their assets. Plan development and maintenance. And control the long-term costs across the life of the property.

Our property management team works closely with engineers, trades, and specialists on commercial properties. Together, they assess your buildings, plan upgrades, and deliver practical solutions to help maintain and improve your property portfolio.

CAPABILITIES

Our Asset Management Services

Our portfolio of asset management services includes:

Condition Assessment & Reports

Our team conducts detailed assessments of the building’s condition. This includes key components like the:

  • Roof
  • Structure
  • Internal finishes
  • Important facilities within the premises
During these inspections, we gather important data, photographs, and technical observations about the current state of the property. The information is then compiled into a clear written report that provides advice and highlights recommended actions.

Lifecycle Costing & Maintenance Planning

Buildings naturally change over time. Materials wear out. Components age. And certain elements need replacement after years of use. Through lifecycle costing, we estimate when key parts of a building are likely to require maintenance, repairs, or upgrades.

Programmed & Reactive Works

Maintenance planning is important. However, delivering the work is just as essential. That’s why at Torrens Facility Management, we not only develop asset management strategies, but we also deliver the repairs, upgrades, and improvements that follow.

Our property manager team coordinates a wide range of trades and contractors to carry out both programmed maintenance and reactive works. Programmed works include scheduled upgrades or preventative maintenance. Reactive works address unexpected repairs that require immediate attention.

Specialist NDIS & Accessibility Upgrades

Many properties require modifications to make them more accessible and safer living environments. We have many years of experience delivering upgrades that support NDIS participants and other residents with accessibility needs.

These projects may include:

  • Ramps
  • Accessible bathrooms
  • Access paths
  • Other internal modifications to improve mobility and safety

Our dedicated team works with participants, providers, and plan managers to effectively manage the projects. This ensures each one delivers practical results and meets compliance requirements.

Our Process

How Our Asset Management Process Works

Our asset management process has been honed over many years of experience. Here is a brief overview of how it works.

Step 1

Site Visit

To kick things off, we’ll do a site visit. This will enable us to physically walk through the property to review its condition. During this time, we will be able to identify any issues we find and establish the client’s many priorities.

Step 2

Report, Plan & Costings

After the review, we prepare a detailed report outlining the current building conditions. It will also highlight recommended actions and estimated costs. These findings form the basis of an asset management plan, which we tailor to the needs of the property and the client’s budget.

Step 3

Delivering the Works

Once priorities have been agreed upon, we will coordinate the delivery of repairs, upgrades, and maintenance works. During this stage, we manage trades. This allows us to oversee the quality of their work and ensure it is efficiently completed with minimal disruption to occupants or operations.
Step 4

Ongoing Reviews

As buildings evolve over time, we conduct regular reviews to identify new opportunities to improve their condition and long-term value.
